1. APPT. HELD COMPLETE LISTING NOTES - CLICK HERE
Purpose:
Listing notes provide the TC team with seller information (we use this to order the title and send documents e.g. listing documents), house information (this is used for the MLS input) HOA information (this is required for the MLS and the title company), any important information that will require additional documents e.g. death certificate, divorce decree, trust, etc.
Agents' Responsibility:
Complete the notes electronically once the appointment is held. If documents were signed on paper please scan the packet over to your TC team by emailing to [email protected].
TC Responsibility:

2. WEEK BEFORE GOING LIVE: COMPLETE NEW LISTING PHOTO & SIGN ORDER REQUEST - CLICK HERE
Purpose:
This form is extremely important for your TC team to ORDER PHOTOS and prep your listing. The form provides all of the information (such as photo information, MLS input, open house details, showing rules, lockbox information, and sign details) all necessary information to be proactive.
Agents' Responsibility:
Complete the notes electronically once the house is show ready (aka ready for photos). Ideally, we want to get this form submitted the week before going live so we are not rushing. Photos must be completed no later than the Tuesday we are going live. If you need a date of Wednesday it's imperative that step 1 has been completed before ordering photos.
TC Responsibility:
(If graduated from listing certification) They will order the photos for you and send a photo confirmation email to the client with the day and time and what to expect.
3. MONDAY - (WEEK IT'S GOING LIVE)
IMPORTANT ALL FORMS TURNED IN AND INFORMATION CONFIRMED AND VERIFIED.
THE INFORMATION MUST BE ACCURATE INCLUDING THE LISTING DESCRIPTION.
Photos should be scheduled for completion no later than Tuesday.
Purpose:
Having all of the information by end of the day will provide your TC team to provide an experience that is under-promising and over-delivering. It gives ample time to ensure we can hit the market seamlessly and on time.
Agents' Responsibility:

4. TUESDAY - (WEEK IT'S GOING LIVE)
Purpose: Is to have the seller review the information, confirm details are accurate and allow us to fix any errors before we go live on Wednesday as a coming soon.
Agents' Responsibility:
IMPORTANT last day to provide ALL information, confirmed and accurate (pricing, house information, showing instructions, open house details, listing description). Please provide an email to the transaction team at [email protected]. Subject: FINAL DETAILS: <insert address>
If your TC team: Does not have this information then IT'S A HIGH PRIORITY action item for you to complete.
TC Responsibility:
(If graduated from listing certification) MLS information is finalized in the system and the partial listing ticket, link to photos, and seller disclosures will be sent to the seller by Wednesday.
5. WEDNESDAY - (WEEK IT'S GOING LIVE)
Purpose:
An email will be sent to the seller to review for approval. SELLER MUST GIVE APPROVAL then we can make the listing live as a coming soon with a going live date of Friday.
Agents' Responsibility:
Give the sellers a heads up that the email will be sent. Please ask them to reply to the transaction team if anything needs to be changed or updated. If all is well, ask them to give the approval to go live.
TC Responsibility:
(If graduated from listing certification) Ensure the MLS status has been changed and changed to a coming soon with all information.
6. THURSDAY - (WEEK IT'S GOING LIVE): SUBMIT YOUR FLYERS FROM - CLICK HERE
Purpose:
Provides you time to prepare for your open house and/or door knocking.
Agents' Responsibility:
Agent order your open house and/or doorknocking flyers. Begin circle prospecting to invite the neighbors to your open house. Print your flyers and start doing your research for your open house. Along with mapping out where you be placing signs.
TC Responsibility:
(If graduated from listing certification) No action items needed to be completed.
7. FRIDAY - (LISTING IS LIVE)
Purpose:
The house is ready and open for showings.
Agents' Responsibility:
Agent order your open house and/or doorknocking flyers. Begin circle prospecting to invite the neighbors to your open house. Print your flyers and start doing your research for your open house. Along with mapping out where you be placing signs.
TC Responsibility:
(If graduated from listing certification) No action items needed to be completed.
IMPORTANT ITEMS TO NOTE:
We review offers on Monday to maximize exposure and showings with the intention to drive up the offers submitted and to improve the outcome of the offers. The second reason is to provide our realtor partners an opportunity to hold an open house and pick up buyers.
OFFER SUBMISSION PROCESS: Offers submissions are done through the file's Brokermint link.
REALTOR REMARKS (PLEASE READ):

Any offers sent over the weekend will be responded to on Monday. Any M-F after 5 pm will be responded to the next business day. 8. SATURDAY & SUNDAY - (LISTING IS LIVE)
Agents' Responsibility:
Managing any updates to your showing time settings, realtor remarks, or sending an accepted offer over for signatures if you choose to accept an offer over the weekend.
TC Responsibility:
(If graduated from listing certification) No action items. Services will resume on Monday.
7. MONDAY - (OFFER REVIEW)
Purpose:
